Build-to-Rent and the creation of economic, social and environmental value: two Italian case studies

The new Build-to-Rent housing model produces significant advantages in terms of economic, environmental and social benefits by responding to the new specific needs of demand. The paper quantifies the positive externalities in terms of direct, indirect and induced impact of new developments: the results show that the value of environmental and social benefits increases proportionally to the share of BtR compared to other sectors, not only for the users themselves but also for the inhabitants of Open Market Sales and for local communities. The environmental benefits are linked to energy efficiency criteria, the quality of construction and the possibility of implementing urban regeneration projects that balance living and professional spaces in a new and harmonious way. The social ones depend on the innovative service model present in the BtR and on the existence of dedicated common areas professionally managed by a specialized operator.
