According to the new concept of property value, the value of a building depends not only on its market value, but also on the assessment of the related risks (physical and transitional), Esg factors, the evolution of the Real Estate cycle, and the application of International valuation standards. And it is linked to the duration of the guaranteed loan. The latest update of Italian Guidelines for the valuation of Real Estate as collateral for credit exposures, drawn at the technical group in which ABI, Real Estate Appraisers, the Associations of Real Estate valuation companies, the Associations that develop International standards and Tecnoborsa participate, innovates the framework for banks, appraisers and consumers. «The issue – underlines ABI General Manager Marco Elio Rottigni – is particularly important for the banking sector, given the importance of the real estate credit portfolio, but also for businesses and households».
